1. About these terms

These Terms and Conditions ("Terms") apply to all cleaning services provided by Nita's End of Tenancy Cleaning Services ("we", "us", "our") in Birmingham, UK. By paying the booking deposit and confirming a booking through our website, by email or by phone, you ("the Customer") accept these Terms in full. If you are booking on behalf of a landlord, letting agent or another person, you confirm you are authorised to accept these Terms on their behalf.

2. Quotes and bookings

Online quotes are calculated from the information you provide in our booking form (property type, number and type of rooms, appliances, extras). The quote is a fixed price for the property as described.

If, on arrival, the property differs materially from the description given (for example more rooms, a furnished property declared as unfurnished, exceptional levels of dirt, hoarding, biohazards, or pest infestation), we reserve the right to adjust the price before starting, or to decline the job. If we decline the job for this reason, the failed appointment fee in section 6 applies.

A minimum charge applies to all bookings. All prices include cleaning products and equipment.

3. Deposit and payment

A booking deposit is payable online at the time of booking. The deposit is non-refundable and is deducted from the total price.

The remaining balance is due within 3 days after completion of the clean, by cash or bank transfer, unless agreed otherwise in writing. Balances not received within 3 days may incur reasonable late-payment costs and, where relevant, statutory interest.

We reserve the right to withhold completion photographs or receipts until payment has been received in full.

4. Empty properties only — £250 day rate if occupied

We clean empty (vacated) properties only. This is an end of tenancy and pre-moving service: the property must be completely cleared of the occupants' personal belongings before we arrive, and nobody may be living in it on the day of the clean.

In a furnished property the landlord's own furniture, white goods and fixtures naturally stay in place — that is not a problem and is what the "furnished" price covers. What must be gone are the personal belongings of whoever has been living there: clothes, bedding in use, food, toiletries, dishes in use, papers, boxes, toys, pets' items and similar.

If, on the day of the booked clean, the property is still occupied or the occupants' personal belongings are still in it, the job will be cancelled on the spot and a day rate of £250 will be charged. This is in addition to the forfeited deposit and replaces the failed appointment fee in section 7 for this situation.

The reason is practical, not commercial: we cannot clean to an inspection standard around people and their possessions, we cannot be responsible for belongings we have to move, and the reserved day cannot be resold at a few hours' notice. If you are not sure whether the property will be cleared in time, contact us before the day and we will move your booking instead.

5. Customer obligations

To allow us to carry out the service, you must ensure that:

  • the property has working electricity and hot running water on the day of the clean — these are essential for professional cleaning;
  • the property is vacated: all furniture and belongings that are moving out have been removed, and no removal works, tradespeople or occupants are present during the clean;
  • we can access the property at the booked time (keys, codes, or someone to let us in);
  • fridges and freezers to be cleaned are emptied and defrosted at least 24 hours in advance;
  • any hazards at the property (broken fittings, sharp objects, unsafe flooring, etc.) are disclosed to us in advance;
  • accurate parking information has been provided; where no allocated parking exists, any parking or permit costs necessarily incurred may be added to the balance.

6. Valuables and personal belongings

Please remove or securely store all cash, jewellery, documents and other valuables before the clean. We do not accept any responsibility or liability for money, valuables or fragile items left at the property during the clean.

In furnished properties, our service covers the property and its fixtures, fittings and furniture surfaces. Cleaning, moving or handling of personal belongings (clothes, dishes in use, personal effects, papers, toys and similar) is not included. We may move light items to clean under or around them, but we are not obliged to do so.

7. Failed appointments — £200 fee

If the clean cannot be carried out or completed for a reason attributable to the Customer, a failed appointment fee of £200 is payable, in addition to the forfeited deposit. Reasons include (but are not limited to):

  • no access to the property at the booked time (no keys, wrong keys, nobody to let us in);
  • no working electricity or no hot water at the property;
  • removal works or tradespeople are still in progress at the property (if the property is still occupied or the occupants' belongings are still in it, section 4 applies instead and the £250 day rate is charged);
  • the condition or description of the property differs so materially from the booking that the service cannot reasonably be performed and we decline the job under section 2;
  • the appointment is cancelled with less than 24 hours' notice.

The fee reflects the reserved time slot, travel, and staff costs that cannot be recovered at short notice.

8. Cancellation and rescheduling

The booking deposit is non-refundable in all cases of cancellation by the Customer.

You may request to reschedule your booking free of charge with at least 48 hours' notice, subject to availability. Rescheduling requests with less notice are treated at our discretion; where we cannot accommodate them, the cancellation terms above apply.

If we have to cancel a booking for reasons within our control, we will offer you the next available slot or a full refund of the deposit. This is the limit of our liability for cancellations by us.

9. Service standard and re-clean guarantee

We clean to a letting-agent standard checklist appropriate for end of tenancy inspections. If your landlord or letting agent flags an item covered by our checklist within 48 hours of the clean, we will return and re-clean that item free of charge. This guarantee requires reasonable photographic evidence and access to the property, and it does not extend to items outside our checklist, to areas that were inaccessible on the day, or to any deterioration occurring after the clean.

Our quality guarantee covers only the work listed in your confirmed quote. Rooms, appliances, extras or areas that were not selected and paid for are not part of the booking, are not cleaned, and are not covered by this guarantee. Your confirmation email lists exactly what is included — please check it and tell us before the clean if anything is missing, so we can add it and adjust the price.

Black mould: we treat and clean mould as thoroughly as we safely can, but we cannot guarantee its complete removal. Where mould has grown into or stained the material — most commonly silicone sealant around baths, showers and worktops, but also grout, painted plaster and porous surfaces — the discolouration is in the material itself and is no longer removable by cleaning. In those cases the affected part usually needs replacing (for example, re-siliconing), which is not part of a cleaning service.

Some other conditions cannot be fully corrected by cleaning either, and are excluded from any guarantee: permanent staining or discolouration (including bleach damage, dye, burns, limescale etching), wear and tear, pre-existing damage, and heavily neglected surfaces where full restoration is not possible. We will always be honest about what can be achieved before we start.

10. Liability

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, or for any other liability that cannot be excluded by law.

Subject to the above, our total liability arising from any booking is limited to the total price paid for that booking, and we are not liable for indirect or consequential losses (including loss of deposit negotiations between tenant and landlord, lost rent, or missed check-out deadlines).

Any damage allegedly caused by us must be reported within 24 hours of the clean with photographic evidence.

11. Complaints

We want every handover to be spotless. If anything falls short, contact us within 48 hours at nitacleaningservices@gmail.com or by phone with photos, and we will make it right under section 8.

12. Privacy

We use the personal details you provide (name, contact details, property address) solely to provide the service, process payment, and send booking communications. We do not sell your data. Payment card details are processed by our payment provider (Stripe) and never touch our servers.

Security and abuse prevention: when a quote or booking is submitted we also record the IP address, browser/device information and approximate location (country/city) of the request. We rely on our legitimate interest in protecting the business and our staff from fraudulent, abusive or malicious submissions. This information is used only for that purpose, is not used for marketing, and is deleted once it is no longer needed for it.

Analytics: this website uses Google Analytics to understand which pages help people book. Analytics cookies are only set if you choose "Allow" on the cookie notice — if you decline, or ignore it, no Google Analytics cookies are set and the site works exactly the same. We also keep our own simple, cookie-free page counts. You can change your mind at any time by clearing this site's data in your browser.

13. General

We may update these Terms from time to time; the version in force at the time of your booking applies. If any provision of these Terms is found invalid, the remaining provisions remain in force. These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
