How to Get Your Full Deposit Back: 7 Tips From a Cleaning Pro
Deposit deductions for cleaning are the number one dispute between tenants and landlords in the UK. After hundreds of end of tenancy cleans across Birmingham, here's what actually gets your money back.
1. Read your tenancy agreement first
Look for the cleaning clause. If the property was professionally cleaned before you moved in, you'll usually be expected to return it in the same state. Note exactly what it requires — "professional clean" and "cleaned to a professional standard" are different obligations.
2. Use your check-in inventory as your target
Your check-in report (with photos) defines the standard you need to hit. Don't aim for "clean" — aim for "the same as the report". If there was limescale on the shower screen when you moved in, photograph it; you're not obliged to return the property in better condition.
3. The oven is not optional
Ask any letting agent: the oven is the first thing they open. A DIY wipe-down rarely passes. A professional oven clean costs a fraction of a typical cleaning deduction.
4. Don't forget the "invisible" spots
Tops of door frames, inside the extractor hood filter, the washing machine seal, behind the toilet. Inspectors carry a checklist — these are on it.
5. Book the clean for AFTER you move out
An empty property cleans dramatically better than a furnished one. Book the clean between your move-out day and the key handover, and do the final walkthrough after the clean.
6. Keep the receipt
If a professional clean is done, the receipt is your evidence in any deposit dispute. Deposit protection schemes (DPS, TDS, mydeposits) side with documented evidence.
7. Photograph everything on the last day
After cleaning, photograph every room, inside every appliance, every bathroom fitting — with timestamps. Five minutes of photos can save hundreds of pounds.
